Indian Hills, Fort Collins Neighborhood

Ryan Jenkins

Indian Hills is a popular central Fort Collins neighborhood due to magnificent trees, large lots and excellent proximity to downtown Fort Collins. Home styles include sprawling ranches, traditional 1960s era two story and 4-level contemporary homes. Extensive interior updating has taken place in many Indian Hills homes but little or no tear-down renovation has yet occurred so exterior architecture has a consistent mid-century feel. Inside you’ll likely find an expansive stone fireplace in the living area, original wood floors and exposed ceiling rafters. Outside a typical Indian Hills home you’ll be taken back by the sheer size of the lot. Almost all are around 1/3 of an acre with a few lots reaching half an acre. Most backyards here are extremely private have the feel of an old growth forest due to a canopy of massive Spruce, Cottonwood and Ash trees.

Indian Hills residents can drive to Downtown Fort Collins in under 5 minutes. Whole Foods and Sprouts Farmers Market are both under 2 miles away. Residents also enjoy excellent proximity to the following: Spring Creek Trail, Indian Hills Park, Spring Creek Park, Edora Park, CSU’s Annual Flower Trial Garden, and Prospect Ponds Natural Area. Indian Hills is walking distance to Ridgeview Classical High School.

As of 2013, Indian Hills is 90% owner occupied and 10% tenant occupied.
