Located southwest of the intersection at Lemay Avenue and Elizabeth Street, the central Fort Collins neighborhood of University Acres provides the convenience of Old Town Fort Collins at a lower price per square foot. The neighborhood site, originally an 122 acre experimental farm owned by Colorado State University, was sold to real estate entrepreneurs Lewis & Mae Tiley and their son Bill in 1957. The Tiley family together with Everitt Companies developed the University Acres subdivision between 1959-1973, naming the streets after former Colorado State University presidents Edwards, Ellis, Green, Lory, Morgan, and Newsom. In this neighborhood two story, split-level, and ranch style homes are all represented, most include an attached 1 or 2 car garage. University Acres’ towering trees and its large 0.2 to 0.3 acre lots add to the neighborhood’s appeal. Homes for sale in University Acres are typically listed between $200,000 and $360,000.

Located just west of Blevins Middle School on Taft Hill Road, the neighborhood of Brown Farm is a popular choice for first time home buyers due to its affordable price point and proximity to downtown Fort Collins and Colorado State University. Built in the 1970s and 1980s, this subdivision features a variety of home styles including ranch, two-story, and split-level houses with attached 1 or 2 car garages. The lack of a home owners’ association allows residents to freely park their boats, RVs, and campers in their driveways. Lots range in size from 0.15 and 0.3 acres.  Large, established trees, foothills views, and cul-de-sac streets add to the neighborhood’s appeal. Some of the homes in the community back to the green space and walking trail along the Highline Ditch. Homes for sale in Brown Farm are typically listed between $160,000 and $270,000.
